NOTICE OF MORTGAGE FORECLOSURE SALE
Default having been made in the payment of the indebtedness secured by that certain mortgage and security agreement executed by AMANDA D. SNIPES, an unmarried woman, on the 10th day of May 2007, to VANDERBILT MORTGAGE AND FINANCE, INC., as recorded in Mortgage Book 2007, Page 27071, in the office of the Probate Judge of Morgan County, Alabama; VANDERBILT MORTGAGE AND FINANCE, INC., as Mortgagee, by reason of such default having declared all of the indebtedness secured by said mortgage and security agreement due and payable and such default continuing, notice is hereby given, that acting under the power of sale contained in said mortgage and security agreement, and as authorized by Section 7-9A-604(a)(2) of the Code of Alabama of 1975 as amended, VANDERBILT MORTGAGE AND FINANCE, INC., as Mortgagee, will sell at public outcry, for cash to the highest bidder, in front of the Courthouse door, in the City of Decatur, Morgan County, Alabama, during the legal hours of sale on November 6, 2024, the following described real and personal property situated in Morgan County, Alabama, to-wit:
A tract of land being situated in the Southwest Quarter of Section 14, Township 6 South, Range 1 West, Morgan County, Alabama, being more particularly described as follows:
Commencing at a PK Nail at the purported Southeast corner of said Section 14; thence North 89 degrees 17 minutes 39 seconds West for
1951.23 feet to the intersection of the South boundary of said Section with the centerline of Bell Point Road; thence North 00 degrees 42 minutes 21 seconds East for
831.03 feet; thence North 89 degrees 17 minutes 39 seconds West for
455.37 feet to the West right of way margin of said road and at the POINT OF BEGINNING of the herein described tract of land and passing through a magnetic nail with washer set in the centerline of Bell Point Road at a distance of
420.63 feet; thence continue North 89 degrees 17 minutes 39 seconds West for
667.10 feet to a capped rebar set; thence North 00 degrees 42 minutes 21 seconds East for
208.71 feet to a capped rebar set; thence South 89 degrees 17 minutes 39 seconds East for
592.61 feet to a point on said margin; thence along said margin and along a curve to the right having a radius of
751.46 feet an arc length of
26.21 feet and a chord bearing of South 17 degrees 07 minutes 36 seconds East for a chord distance of
26.21 feet; thence South 16 degrees 59 minutes 00 seconds East for
42.66 feet; thence along a curve to the left having a radius of
441.15 feet an arc length of
94.02 feet and a chord bearing of South 22 degrees 19 minutes 31 seconds East for a chord distance of
93.84 feet back to the point of beginning.
INCLUDING a security interest in one (1) 2006 Clayton manufactured home, Serial No. CS2008282TNAB;
together with the hereditaments and appurtenances thereunto belonging and all fixtures now attached to and used in connection with the premises herein described.
This property will be sold on an “as is, where is” basis, subject to any easements, encumbrances, and exceptions reflected in the mortgage and those contained in the records of the office of the Judge of Probate of the county where the above-described property is situated. This property will be sold without warranty or recourse, expressed or implied as to title, use and/or enjoyment and will be sold subject to the right of redemption of all parties entitled thereto.
