Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Melissa Young-Harkins, a married woman, on July 19, 2017 to Renasant Bank, which mortgage is recorded in Book 2017 Page 23307, in the Office of the Judge of Probate of Morgan County, Alabama, the undersigned, as Mortgagee or Transferee, under and by virtue of the power of sale contained in the said mortgage will sell at public outcry to the highest bidder for cash in front of the main entrance of the Morgan County Courthouse in Decatur, Alabama, on September 17, 2025, during the legal hours of sale the following real estate situated in Morgan County, Alabama, to wit:
THE LAND REFERRED TO HEREIN BELOW IS SITUATED IN THE COUNTY OF MORGAN, STATE OF ALABAMA AND IS DECRIBED AS FOLLOWS:
Unit 2 of Certificate to Subdivide No. 2971-08 of Decatur City Planning Commission as recorded in Miscellaneous Book 2008 at Page 7470 in the Office of the Judge of Probate of Morgan County, Alabama:

176.32 feet to an iron pin located on the Northerly right of way margin of Presbyterian Drive (50’R.O.W.); thence along said right of way N 88’49’03” W a distance of
52.53 feet to an iron pin; thence continue N 88’49’03’ W along said right of way a distance of
222.23 feet to an iron pin; thence N 26’41’02” E a distance of
267.74 feet to the true point of beginning lying and being with the said east-half of Section 35 and the west half of Section 36 all in Township 5 South; Range 5 West, Decatur, Morgan County, Alabama.
Along with and subject to mutual easement along existing driveway as modified and revised from time to time for vehicular and pedestrian traffic over and across the above described parcel and Unit 1 of Certificate to Subdivide No 2971-08 of the Decatur City Planning Commission and also Cross Parking Easement to benefit the above parcels which shall be described as:
A.The Purchaser reserves, separate and apart from any easement, sufficient parking spaces to satisfy the City of Decatur’s parking space minimum at any given time.
B. The Purchaser reserves, separate and apart from any easement, four (4) specific parking spaces set aside for providers and administration personnel.
C. In the event the Cross Parking Easement creates a parking space shortage that negatively impacts the opening of business at either property; either party may seek a remedy with a court of competent jurisdiction.

Together with the hereditaments and appurtenances thereunto belonging. Said property will be sold on an “AS IS, WHERE IS” basis subject to the right of way easements and restrictions of record in the Probate Office of Morgan County, Alabama, and will be subject to existing special assessments, if any, which might adversely affect the title to the subject property. This sale is made for the purpose of paying the indebtedness secured by said mortgage, as well as the expenses of foreclosure.
