Default having being made in the payment of the indebtedness secured by that certain mortgage dated December 31, 2003 executed by Jamie Chaney, a single man Jodie Lee Wear, a single woman, in favor of Mortgage Electronic Registration Systems, Inc., solely as a nominee for National Bank of Arkansas in North Little Rock, said Mortgage being recorded January 2, 2004, in Book 2004, Page 121, in the Office of the Judge of Probate of Lauderdale County, Alabama; having later been assigned to U.S. Bank Trust National Association not in its individual capacity but solely as owner trustee for RCAF Acquisition Trust by instrument recorded in Book 2024, Page 3982, in the Office of the Judge of Probate of Lauderdale County, Alabama. Said default continues and notice is hereby given that the undersigned, U.S. Bank Trust National Association not in its individual capacity but solely as owner trustee for RCAF Acquisition Trust, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash at the main entrance to the County Courthouse, Lauderdale County, Alabama on 08/08/2025, during the legal hours of sale, the following described real estate situated in Lauderdale County, Alabama, to-wit:

LESS AND EXCEPT THEREFROM that part of Lot 5 conveyed to Cleveland J. Everett and wife, Allene M. Everett, by deed dated June 29, 1999, and recorded on Fiche 99-410, Frame 04, and more particularly described as follows: Beginning at the Southwest corner of Lot 5; run thence North 30 degrees 00 minutes East for 68 feet; run thence South 61 degrees 12 minutes 10 seconds East for

86.62 feet to a point on the bank of Shoals Creek (passing over a capped re-bar set at
82.92 feet); run thence Southwesterly along said bank for 65 feet, more or less; run thence North 60 degrees 01 minute 20 seconds West for
257.94 feet (passing over a Mullins capped re-bar at 1.1 feet, more or less), to the point of beginning.
